Croatia. Review of the market of real estate
Croatia surely moves on a way to the accession to the European Union which is planned for July 1, 2013. But while it isn't known that will bring joining of the country to EU to the real estate market, now dynamics of housing prices is multidirectional.
In Croatia never was such boom in the real estate market, as in Montenegro therefore after crisis there was no sharp falling of the prices. Nevertheless in some areas cost on real estate is still 25% [Expand]
Real estate prices in Croatia fall within the last three years. In 2009 the price index on real estate about the country fell to 4,8% in annual calculation, in 2010 the index fell to 4,8%. Within a year by the end of October, 2011 the price index on housing about the country fell to 0,6%, according to the Croatian bureau of statistics (Croatian Bureau of Statistics).
Interest from foreigners to the Croatian real estate is high, but now it is rather a market of the buyer. Banks in Croatia seldom give mortgage loans to the Russian buyers of real estate therefore, as a rule, Russians acquire here housing at the expense of own means. To Europeans and locals receiving a mortgage is quite available and very widespread in spite of the fact that rates on a mortgage in Croatia are rather high and aren't so attractive, as in other European countries.
Real estate market today
Dynamics of the prices is about the country non-uniform - the prices on the Adriatic coast of Croatia grow, and in Zagreb decrease. The market of real estate of the country now as a whole steady, however, the prices in coastal areas raise most of all, generally at the expense of foreign buyers.
In January, 2012 in Zagreb the average required price of apartments fell by 0,3% in comparison with December, 2011 and for 4,8% in comparison with the same period of 2011 and made 1738 euros. On the Adriatic coast of Croatia average required price for apartments fell to 1,7% in comparison with the last month and for 4,1% in comparison with January, 2011, the average cost of square meter – 1787 euros.
The highest rate of cost of apartments is recorded in the Dubrovnitsko-Neretvansky zhupaniya where in January, 2012 the average price of square meter made 3424 euros, in the Split and Dalmatian zhupaniya the average cost of square meter in apartments made 2525 euros.
The main places for purchase, the cost of offers
Among the Russian citizens on the Adriatic coast of Croatia for purchase of real estate the resorts of Istria and Dalmatia are most popular. And the housing in the large cities, in particular in the country capital, is in demand at business people. Rather difficult procedure of acquisition and real estate registration in property is a peculiar obstacle for the Russian buyers. Citizens of EU since 2009 buy real estate in the country on the identical rights with Croats.
The areas of the peninsula of Istria most popular among the Russian buyers are suburbs Pools: Medulin, Lizhnyan, Fazhana which are near the international airport in the Bullet. For example, in Medulin apartments of 50 sq.m can be bought for 70 000-80 000 euros.
The city of Opaty in northeast part of Istria in a segment of real estate of the class "luxury" and "premium" is also popular.
Dalmatia – more southern in comparison with Istria the region. The most known and picturesque resorts of the region – Dubrovnik, Split, Makarsk Riviera, the islands of Brach and Hvar, the peninsula Peleshats. Dubrovnik – the popular direction among British, buyers from Russia, Ukraine and Kazakhstan.
The price is influenced in many respects by the region – real estate cost in Dalmatia on the average higher, than on the northern coast (Seaside Goranskaya of a zhupaniye, Istria, Lika-Sen).
Apartments and houses in the Central Dalmatia the most expensive – about 2500-2700 euros for square meter. And here the real estate in Istria can be bought for more reasonable price – about 1700 euros for sq.m. The cost of apartments in Zagreb makes about 2000 euros for sq.m.
Rent
In the market of rent of housing of Croatia short-term rent of resort housing which is leased to foreigners and tourists generally prevails. The districts of Zagreb, Dubrovnik and Split are suitable for long-term rent.
The prices of rent of housing can differ considerably depending on the city (the district of the city), and for coastal areas depending on proximity to the sea. So, for example, in Zagreb approximate monthly rent of apartments of 120 sq.m makes about 1250 euros, and for apartments of 200 sq.m – about 2200 euros. Rent of apartments with three bedrooms on the Adriatic coast of Croatia makes about 1200 euros in a month, and the house with two bedrooms in the same area – 1800 euros a month. But these indicators approximate as rent cost also depends on a tourist season.
For development of tourist sector complexes of resort real estate in which foreigners buy real estate for leasing more and more are under construction.
Forecasts
According to forecasts of some specialists of the market of real estate, in 2012 of housing price as a whole across Croatia will continue to fall. The European debt crisis and stagnation in national economy negatively affect the market of housing of Croatia. According to some experts, the housing market on the Adriatic coast of the country will depend in many respects on an economic situation of Germany, Austria, Italy, Slovenia, and in the near future from these countries you shouldn't count on buyers.
Many hope that with the entry of Croatia into the European Union of the rule of acquisition of real estate for the Russian buyers will become simpler, and conditions of receiving residence permit and nationality in the country become less rigid as, for example, it was in the Czech Republic.
